Residents demand an end to:
Unreasonable, drastic and unjustifiable rises in service charges, high management fees, and service charges that are considerably higher than other comparable developments, and yet with little to no evidence of quality maintenance or resident satisfaction, and with many developments reporting a state of neglect, deterioration and disrepair.
Failure to properly manage and maintain developments
Failure to produce within the required time period, when requested, invoices, receipts, evidence of tenders for work carried out and Capital Expenditure Plans etc.
Failure to provide facilities for residents to make copies of invoices, and a seemingly shambolic and substandard approach to its accounting
Lack of transparency with regard to accounts – specifically service charges, evidence of inconsistencies and confusing charges / ‘statements’, and a tendency towards apparent obfuscation in this regard
Failure to properly communicate, adequately respond to or take swift action regarding leaseholders’ and other residents’ complaints, often failing to follow its own complaints policy
Inappropriate interference in residents’ associations

Warford Park,Mobberley,Cheshire. Exactly the same issues. No accounts for 2020 yet! No consultation with Retirement commitee regard R&Rs already set budget for 2022. Provision of poor contractors for repair work, Monthly fees up by 13.5%. Many residents in their 90s have no means to pay the escalating demands, pensions do not cover this rise. No evidence of any work done in the last 2 years, where is our money going to? Worst management company ever, and we have had some bad ones previously.

Sorry to hear that Barbara and thanks for sharing. It is so typical of all the developments run by R and R. I have replied privately by email and Very happy to have a talk sometime. Many developments have got rid of Rendall and Rittner – Right to Manage is achievable. Hopefully 2022 will be the year to do it!

Hi, Barbara, just to let you know we are having very much the same problems as you with R&R.
Impossible increases in monthly charges (18%) and reserve funding going through the roof while the proposed communal electric increase is out of this world.
