Property Institute releases benchmarking data on service charges – CBW is double the average on BSA costs but CBWRA will not challenge
The Property Institute has released benchmarking data for service charges based on nearly 14,000 properties across 108 developments. There is a lot of interesting data including the Buildings Safety Act costs which TPI find is an average of £177.60 per property, compared to £347 per property at Chelsea Bridge Wharf (my estimate based on Rendall and Rittner budget data). So the cost per property at CBW is more than double the TPI average, CBWRA have stated they will not challenge Rendall and Rittner’s costings for BSA at Chelsea Bridge Wharf which is quite an astonishing position, and as ever made with no resident consultation. 91% of leaseholders did not or could not vote in the CBWRA 2024 Chair elections , there are no elections for CBWRA committee or CBW Right to Manage company directors, and they have just 140 members (11% of leaseholders). They are not recognised by the freeholders. In short they do not speak for Chelsea Bridge Wharf and have no legitimacy, no mandate.
