Rendall & Rittner censor notes of residents’ meeting at Chelsea Bridge Wharf
Below is the text of an official complaint which I made to Rendall & Rittner regarding the notes of the last residents’ meeting (October 2016). The notes, which were not circulated for more than a month after the meeting, systematically censored the vocal criticism of Rendall & Rittner and Berkeley Homes which had occurred at the meeting. I made a complaint to Rendall & Rittner to which I have still received no meaningful reply, and so am pursuing the complaint with the Property Ombudsman. I attach the doctored notes which R&R circulated. Those who attended the meeting will be well aware what a complete misrepresentation of the meeting these notes are. Rendall & Rittner, and Mr Harry Fenner in particular, can add censorship and deliberately misleading residents to their long list of failings
—
This is an official complaint in relation to the notes of the residents’ meeting (11.10.16) which were supplied to me more than a month later on 14.11.16, following a complaint about their delay and the refusal to respond to queries which I made to Harry Fenner following the meeting (I still await a response on that complaint).
Having had time to read the notes I find that they have been blatantly censored.
At the meeting I said that Berkeley Homes had made life hell for me and other residents since opening five depots in Sopwith Way in April 2016 without planning permission. This does not appear in the notes.
I stated that I had started a petition to Berkeley Homes calling for the closure of the depots and that any resident effected was invited to sign this and also to submit a formal objection to Berkeley Homes’ planning application regarding the depots via the Wandsworth Council website. This does not appear in the notes.
Harry Fenner claimed that he had not know about the depots and when pressed by me claimed that he did know about them but that he did not know that they did not have planning permission which, as I pointed out, was also untrue as I had sent him a copy of the letter from Wandsworth Council stating that Berkeley Homes did not have planning permission. This does not appear in the notes.
I stated that R&R had tried to stop me distributing information about the planning application (which you had in refusing to distribute a leaflet about this, without explanation). Harry Fenner denied this. This does not appear in the notes.
The notes state that Harry Fenner confirmed that ‘the depots within the arches were outside of Rendall & Rittner’s management remit’. Incorrect. That was not ‘confirmed’ to me at the meeting – it was claimed by Harry Fenner and strongly disputed. I pointed out that Rendall & Rittner had a responsibility to distribute information to residents about important issues which concern them. It is disingenuous to claim that it is outside your remit to circulate information about something such as the depots, which has had a massive negative impact in so many residents, and yet to circulate notes on minor issues such as social events. It is very obvious to me that the real reason you do not wish to keep residents informed about this is because it is extremely controversial (to say the least ) and embarrassing for Berkeley Homes.
Your notes make no mention of the conflict of interest which Harry Fenner explicitly recognised in relation to Charlie Garton-Jones – namely that many of those who are responsible for noise from high performance cars are clients of Charlie Garton-Jones and yet he is head of the (somewhat invisible/’dormant’) Chelsea Bridge Wharf Residents’ Association. I note in passing that Mr Garton-Jones did not attend the meeting and there was no representative from the ‘Residents’ Association’ but obviously that does not form part of my complaint.
Your notes make no mention of the fact that only a tiny minority of residents (20% approx) supported the door replacement programme (which along with new access system will cost residents more than £750,000) and that this was something largely pushed through at the request of the residents’ association (i.e. Mr Garton-Jones) for aesthetic reasons (i.e. to please his performance-car owning clients).
Regardless of what you think of my views or what I said at the meeting it is not appropriate to censor the meeting notes, which you are clearly trying to do. These are not minor omissions they are extremely substantive and should have appeared in the notes of the meeting. This censorship of issues which you would rather not deal with or discuss is completely unacceptable.
At the next residents’ meeting I will raise this attempt to censor the notes.
Across the board, I intend to hold Rendall & Rittner up to proper and reasonable scrutiny, which has till now been absent.
Please bear in mind when you respond that there were many independent witnesses at the meeting (i.e. residents) who can verify what was said at the meeting.
If you are unwilling to correct the notes so that they are a more accurate reflection of the meeting then I will have no choice but to publish this complaint and your response, alongside the notes.
I note that you have once again failed to make any attempt to record the number of residents attending the residents’ meeting although I have asked you several times to do this.
For your information, at the time of this complaint (9.12.16), Berkeley Homes are still using the Sopwith Way Depots despite having been clearly instructed by the council to stop using them, and clear out all their materials by 11th November 2016 or face enforcement action.
Best Wishes

I have just read your account of your dealings with CBW managing agents R&R and the phantom “Residents Association”
I have the clear impression you are dealing with a number of very unscrupulous people who have absolutely no regard towards the best interests of CBW residents and care only about their ill gotten gains, AKA-profits. Want to rent or buy a flat? We’re there for you.Ready to take your money in the blink of an eye. Need help or support, or even some kind of service once you’ve taken up residence- on your bike mate.
I sincerely hope you and other CBW residents have great success in exposing the crooks in suits who purport to have the interest of CBW residents at heart but in reality are completely devoid of any moral or ethical standards. Now then, where’s your wallet?

Thank you for your comments Ray. Yes I am afraid that is pretty much the score with Rendall & Rittner – great premises of reducing our service charges and improving the service but actually they are cynical as hell and completely disinterested in what residents think. It is all about sucking up to Berkeley Homes who commission them and minimising contact with residents (there are just two residents’ meeting a year and in each of those we have about 1 hour to ask questions and raise issues – si that’s 2 hours a year when we can hold them accountable and even then they are massively evasive , defensive and, as I have reported, even sink so low as to censor criticisms or difficult issues in the notes of residents’ meetings. I can write all this about them in public without fear of legal challenge because they and I know that not only is all this true but that I can prove every word of it. Their google reviews also tell me that many other developed are having the same experience. https://www.google.co.uk/search?rlz=1C2CHBD_en-GBGB735GB735&site=&source=hp&q=rendall+and+rittner&oq=rendall+and+rittner&gs_l=hp.3..0l10.1550.5795.0.6011.20.19.0.0.0.0.273.2547.0j12j3.15.0….0…1.1.64.hp..5.15.2541.0..0i131k1j0i10k1.-4Lhe7v3tyU#lrd=0x4876032ff73b7bc5:0xae05632a918ecb0b,1,
They seem to have some employees engaged in straightforward embezzlement http://www.leaseholdknowledge.com/essex-managing-agent-who-stole-122000-for-a-made-in-chelsea-lifestyle-2 . We really need to get rid of them and appoint a managing agent that has some basic decency and respect for residents. Berkeley Homes may commission them but we, the residents, pay their fees through our service charges.

Hi Vincit
The reason I commented on your blog is that I have a personal interest in CBW as my daughter is a resident in the Burnelli buildin. We have seen her service charge increase by amounts way in excess of inflation over the last five years and absolutely NO increase in the quality or range of services provided to residents. This means the managing agents are simply increasing their profit margins in real terms, very literally at the expense of CBW residents.
The only way to to put a stop to that is for the residents to challenge RR and Berkley homes to justify the unacceptable increases in their service charges. There may be some mileage in getting the support of your MP to put pressure on either Berkeley or RR and generating media attention could also be beneficial e.g London Evening Standard. Berkley homes may, just may, be sensitive to how adverse publicity could affect their glossy public persona and reputation I doubt RR could care less as they are morally bankrupt. Best of luck in your efforts

Ray thanks for your comments. I agree with all that you have said but the biggest way we can influence this situation is for residents to join together and be active in opposing Rendall & Rittner. I have had contact with our MP (Jane Ellison) on many issues relating to CBW and cannot say that she has been particularly effective. Her office recently told me that hey could not get involved in a matter I raised with them about speeding cars on Sopwith Way because of ”purdah” vis a vis General Election. That of course is nonsense – this mater has no party political angle whatsoever,l
Part of the reason for having this blog is to make public what R&R are trying to do behind closed doors. But we need a residents ‘association ( a real one as opposed to the phantom one lead by Charlie Garton Jones which is actually in league with R&R rather than performing a scrutiny role) and come together. I have been working on this and have a good number of residents organised, which helped us to defeat the planning application by Berkeley Homes in relation to the Sopwith Way depot which has been a nightmare for many residents through 2016 (and I know many in Burnelli were greatly effected by that and Rendall & Rittner refused to even circulate information on the matter to residents, in order to protect their paymaster, Berkeley Homes).
Residents need to complain to R&R, to their councillors, to their MP and to make these matters public on social media and the press etc whenever possible, but ultimately we will only be able to get rid of R&R by coming together,

Rendall & Rittner are the worst managing agents in the UK and possibly the world – Chelsea Bridge Wharf has gone downhill since they took over

We get 2 hours a year to ask them questions face to face – they have ignored requests for more regular residents’ meetings = scared of what residents have to say . But if we can’t say it in residents’ meetings we will say it online. R&R are CRAP.

Hi Scott – yes 2 hours a year to hold them to account and they try and stonewall us even then. Plus we have to sit through their indescribably boring presentation before we even get to ask a question. A nice format for them – absolutely minimal contact with residents ace to face. I ask for a copy of that presentation following last meeting so that I could scrutinise the figures – no reply!

Who on earth does Harry Fenner think he is to censor what we are saying. R&R must think we are stupid and won’t notice that they have edited out all the criticism of them. Actually they are stupid if they think they can get away with this

Dear R&R – we will not be censored, silenced or airbrushed – you are rubbish, we told you that you are and you need to change your level of service rather than change the notes. FFS.
